Re: Approval of JOMY Safety Ladder

Dear Paul:
It certainly was good to hear from you again. You are always right on time with your request for renewal of the JOMY Safety Ladder product approval number. As I related to you over the phone, the Department of Building Inspection will no longer require a San Francisco product approval in the following instances:

    1. A current Evaluation Report (ER) No. From the International Conference of Building Officials Evaluation Service (ICBO-ES), with installation in compliance with the Findings of the Report.
    2. A current National Evaluation Report (NER) from the National Evaluation Service (NEW), with installation in compliance with the Findings of the Report.
    3. A listing by an approved listing agency (e.g., Underwriters Laboratories, Inc., Intertek Testing Services, etc.) showing compliance with material or assembly standards which are applicable to the specific installation of the product.
    Additionally, the product must be used as intended by the manufacturer and in strict accordance with the terms of the listing. It must be installed in accordance with the manufacturer's published installation instructions. It must also comply with applicable San Francisco Building Codes. A copy of the product installation or use requirement in accordance with agency approval must be provided for the building inspector at the construction site.

On the basis that the JOMY Safety Ladder is tested quarterly by Underwriters Laboratories (#19RO) and is evaluated annually by the ICBO Evaluation Services (#ER-4422), we find that your product is acceptable for use as a required means of egress. No continued approvals from San Francisco DBI will be necessary as long as the ICBO Evaluation report and UL listing are kept current, and the following additional conditions are met:

    1. The ladder may be used as one of the required exits from new or existing Group R, Division 3 occupancies, or as a replacement for an existing pole ladder from other than Group R, Division 3 occupancies.
    2. Access to the ladder shall be in accordance with Section 1029.5, SFBC.
    3. The ladder may be used as a supplemental exit from any occupancy.
    4. The ladder may serve more than one level for a single tenant, but may not serve more than one tenant.
    5. The maximum approval height of the ladder is 30 feet from grade to the finish floor level, exclusive of ladder extensions required for handholds.
    6. A UL label shall be permanently affixed to the ladder indicating the current listing number.
    7. A Building Permit is required for new installations and replacements.
    8. The installation of the ladder shall comply with the requirements of Sections 1003.3, 1006.12, 1006.19, 1029.7 and 1029.11 of the San Francisco Building Code.
    9. The ladder shall be installed in accordance with the manufacturer's requirements (fastener details shall be included) and a copy of these shall be available at the project site for review by the Inspector.
    10. Encroachment into a public way is not permitted except as permitted by the Bureau of Engineering or as approved by the San Francisco Board of Supervisors.
    11. The starter balcony is optional and shall be installed per SFBC Section 1029.5.
    12. The ladder may be used only to reach the ground, and except for escape or rescue windows (Sec. 310.4, SFBC) located within light courts, may not be used for travel from balcony to balcony.
    13. The end (bottom rung) of the ladder shall terminate a maximum of 12" above a level surface (as defined in the Code) equivalent in size to a stair landing.
